Earlier expectations are out the door they want the property gone ......and now (well, at the auction). They are prepared to take a hit on the dollars to get a sale. If ever there is a property 'ripe for the plucking' it is this one. The way a good reno works is you (A) buy well then (B) do a good cost effective makeover and lastly (C) the market moves up adding to your profit. A. Buy Well. Look I've not done a building inspection but the cladding is brick on block, plus its easy to get under the house to check out the wiring and plumbing. To me, I don't have a builder's eye, but it looks to be a 'like for like' replacement job. Carpet, paint, lights, kitchen, bathroom, that sort of thing, so you are not investing money in repairing just replacing. C. Sit back and wait. The property is North facing and Shanaway Rise is a quiet street in a cracker of an area, close to a good school, shops and the motorway. History tells us this market although dead now wont stay down for long. Do it up to live in. Do it up to rent out. Do it up to sell. Either way you cut the cake this is a cracker of an opportunity.
